It usually happens somewhere between a second coffee in East Nashville and a slow walk down 12th Avenue South, when you stop reading menus and start looking at front porches. The trouble is that Nashville is not one housing market. It is a dozen of them stitched together, and the gap between two neighborhoods ten minutes apart can run to several hundred thousand dollars.

So here is a plainer way to look at it. Set the neighborhood nicknames aside for a minute and go by ZIP code.

Start with the citywide number

Every comparison needs a baseline. The Nashville market trends data published by Movoto puts the median sale price at $588,000 for September 2026, with homes taking an average of 60 days to sell, up from 51 days a year earlier. There were 4,658 active listings in the city at the time of writing, and 1,161 of them had taken a price cut. That is roughly one in four.

Those three figures together describe a market that has slowed down without getting cheap. Sellers are waiting longer and trimming their asking prices more often, but the middle of the market still sits well above half a million dollars.

It helps to hold that against what people here earn. Census Bureau estimates put the city’s population at 721,074 as of July 2025 and the median household income at $77,371. The same data set shows a median value of $413,600 for owner-occupied homes across 2020 to 2024, which says a lot about the distance between what longtime owners are sitting on and what a buyer walking in today is asked to pay. Barely more than half of the city’s homes, 52.4 percent, are owner-occupied.

The east side: 37206, 37216 and 37207

The ZIP-level picture comes from the same source. Pull up homes for sale in Nashville on Movoto and the page breaks Nashville by ZIP codes with a median list price for each, which is where every neighborhood figure below comes from.

East Nashville proper is 37206: Five Points, Lockeland Springs, the streets running down to Shelby Park. The median list price there is $669,900, comfortably above the city as a whole. Head north into 37216, which takes in Inglewood, and it eases to $609,950. Cross over toward the Dickerson Pike corridor and you are in 37207, home to Cleveland Park and Highland Heights, where the median drops to $499,999.

That is a spread of about $170,000 across three ZIP codes that share a lot of the same restaurants.

Germantown and downtown: 37208, 37219 and 37201

Germantown, Salemtown and Buena Vista fall inside 37208, where the median list price is $599,900. Of all the popular close-in areas, this one tracks the citywide median most closely, which surprises people who assume a walkable historic district next to downtown must carry the highest price tag in town.

Downtown itself is split between two small ZIP codes that behave very differently. In 37219 the median list price is $614,450. In 37201, which runs along the river, it jumps to $1,625,000. Both are dominated by condo buildings and both have relatively few listings at any one time, so a handful of penthouses can move the number a long way. Treat these two as a rough guide, nothing firmer.

South and west of downtown: 37203, 37212, 37204 and 37210

This is where the numbers climb. The Gulch, Midtown, Music Row and Edgehill share 37203, with a median list price of $775,000. Hillsboro Village and Belmont sit in 37212 at $949,900. Then comes 37204, which covers 12 South and Melrose and runs down toward Lipscomb, where the median list price is $1,250,000. That is more than double the citywide median sale price.

The outlier on this side of town is 37210. It takes in part of Wedgewood-Houston and Chestnut Hill and stretches southeast from there, and its median list price is $499,900, almost identical to 37207 on the opposite side of the river. If you like the idea of living near the galleries and distilleries of Wedgewood-Houston and the 12 South numbers made you wince, this is the ZIP code to study.

What the numbers leave out

A few cautions before you take any of this to a lender.

The citywide figure is a sale price and the ZIP figures are list prices. Asking prices run higher than closing prices in a market where a quarter of listings have already been reduced, so the real gaps between neighborhoods are probably a little narrower than they look on paper. ZIP medians also blend condos, townhomes, new tall-and-skinny builds and century-old cottages into one number. A median of $599,900 in Germantown tells you where the middle is. It does not tell you what a three-bedroom house with a yard costs.

Then there is the cost of borrowing. Freddie Mac’s weekly survey put the average 30-year fixed mortgage rate at 7.40 percent as of October 8, 2026, compared with 6.30 percent a year earlier. A full percentage point changes a monthly payment far more than the $10,000 or $20,000 that separates some of these ZIP codes from each other, which is worth remembering before you rule out a neighborhood over a small difference in asking price.

None of that makes the exercise less useful. It just means the ZIP code is the start of the search. Pick the two or three that fit your budget, spend a Saturday walking each one, and pay attention to how long the listings you like have been sitting. In a city where homes are taking nine days longer to sell than they did a year ago, patience has become a real advantage for buyers.

Spend a long weekend in Nashville and at some point you start doing the math.
